With business activity transformed from buoyant to booming in the Cotswolds one particular pub sale is giving Peter Brunt from Colliers International some unexpected headaches despite the go-to market specialist being faced with steadily increasing numbers of potential owners keen to get their hands on a classic Cotswolds watering hole.
Having chalked up half a dozen sales in recent months Peter says property is in particularly short supply - but an eleventh hour pull-out means he has one real gem back on his books.
Peter said: "We were just 12 hours away from exchanging contracts on the Mason Arms in South Leigh near Witney when the pub company involved pulled out due to a change of heart.
"But there was considerable interest from potential buyers and I am confident it will be snapped up before long."
The Mason Arms - the first pub in Oxfordshire to be prosecuted for disregarding anti-smoking laws - has been placed on the market by larger than life owner Gerry Stonhill.
Described by Raymond Blanc as his all-time favourite pub and awarded 20 out of 20 by gourmet Godfather Marco Pierre White, the legendary watering hole drew celebs from all over the country and was a particular favourite of the motor racing fraternity until it closed some six months ago.
Complete with its own helicopter pad, the Mason Arms is back on the market with a pricetag of £700,000 freehold.
Peter Brunt said: "As expected the Mason Arms was not on the market long before buyers came forward but they pulled out just before we exchanged and it's available again.
The characteristic thatched pub close to Oxford is a genuine foodie haven and has had ringing endorsements from some of the biggest names in the business, although Michael Winner was not a fan describing it as the tackiest pub in great Britain!
Peter Brunt continued: "The Mason Arms just oozes character and appeal with its two huge fireplaces in the main bar area, heavily beamed ceilings and with lots of interesting
nooks and crannies for customers to enjoy."
Situated in a very favoured location north west of Oxford with easy access from the A40, the Mason Arms is a large, attractive building with its own helicopter landing area for particularly well-heeled guests, with plenty of car parking, unexploited gardens and plenty of room for further development.
Believed to be a former farm house dating from the early 1600s, the Grade II listed Mason Arms is a two storey building constructed of limestone beneath a thatched roof.
