Innovative schemes sought for former boarding school in Gloucester

Developers are being sought for a former school and residential care home on Hucclecote Road, Gloucester.

Set in almost one and a half acres of grounds fronting Hucclecote Road, the handsome property being marketed by Bruton Knowles offers 11,000 sq ft of accommodation which could be configured for a variety of roles given the usual planning permissions.

Robert Anthony from Bruton Knowles Gloucester office said the late Victorian detached mansion house had been - and could be - put to a number of alternative uses.

 

He said: "Current owners Bettercare Ltd - part of the Keys Group - ran a residential care home with education called Phoenix College at the property. They had carried out a major refurbishment as it had previously been used as a care home for the elderly."

Foundations had been dug for a 38 bedroom extension on the site before Bettercare purchased the provision and they then turned the footings into a playground leading to the large garden.
The building is just a short distance from junction 11a of the M5 and is ideally located for the centres of both Gloucester and Cheltenham.

Robert Anthony went on: "The Hucclecote area provides a range of amenities, including supermarket, schools, leisure facilities and a number of major employers."

The main building comprises a two-storey detached period mansion house which has been considerably extended over time to accommodate its suit care or education uses.

The accommodation extends over three floors, with the current layout providing classrooms, kitchen/dining rooms and administration at ground floor level. The upper floors accommodate the bedrooms, living areas and ancillary kitchens.

The property is served by two stairwells and a passenger lift (currently decomissioned, but plant retained).

The site includes parking area for around 20 vehicles.

The large garden to the rear is flat and regular in shape and extends to almost an acre bordered by timber fencing and mature trees.

It is understood the garden previously accommodated a large detached home.

The smaller garden to the adjacent property, 166 Hucclecote Road, has recently been developed with a large 'executive' home and detached double garage.
